Phoenix issues final word on Final Four short-term rentals

Phoenix officials are reminding property owners they will face consequences if they rent their homes during the Final Four without an appropriate permit.

The first violation for operating an unpermitted short-term rental will result in a minimum fine of $500 or an amount equal to one night's rent, whichever is greater. Continued violations can lead to fines of up to $3,500 or an amount equal to three nights' rent per day.

The Phoenix City Council in September approved an amendment to a city ordinance requiring short-term rental owners/operators to obtain a permit and meet specific requirement.

Enforcement began in January, city officials said, and the Neighborhood Services Department has found more than 900 code enforcement cases and more than 600 notices being issued.

"Illegal short-term rentals pose safety concerns for our residents,” Neighborhood Services Department Director Spencer Self said.

“With the NCAA Men’s Final Four and other festivities coming to Phoenix, we want to warn those preparing to offer unpermitted short-term rentals that we are actively enforcing the ordinance and issuing notices, which can lead to hefty fines.”
