Kuentz projects nearing end

Completion set to come in under budget

Posted

Construction projects are often completed over the original budgeted amount.

According to Recreation Centers of Sun City West Facilities Maintenance Manager Karl Wilhelm from day one the Kuentz Recreation and Fitness Center project, due to the choices made on a vendor and process, was accomplished within the limits.

“The vendor provides a range of magnitude and based on the number we put together from architects, we created a budget and our ROM was $125,000,” he explained.

He also said within the project itself there are small vendor contingencies and that value was based at $50,000. The vendor has the opportunity to use the funds. For example, if a wall is opened up and there is something unavoidable, Mr. Wilhelm said the cost can be associated to the fix.

“We only spent 50% of that and as far as my management of the project and coordination with superintendent, we have seen changes in the scope of work that have also created savings. Those savings we have were traded in dollars,” he explained. “We added a sidewalk along the side of the pool and craft rooms on the north side and parking lot. People were cutting through the landscape and could get injured, so we put the safety feature of an additional sidewalk and we were definitely under budget.”

RCSCW Projects Manager Russ Boston encouraged the budget and finance committee during the Oct. 1 meeting, while out in the community and hearing from residents regarding facilities and safety, to immediately put them in touch with him in order to not sit on the item for several weeks until the next meeting.

Mr. Wilhelm said Kuentz is looking fantastic and after several tours with club presidents, the next phase is tending to personal items of the club like televisions, wall hangings and punch boards, which the facilities maintenance team will be hanging.

The next budget and finance meeting is scheduled for 1:30 p.m. Thursday, Nov. 5.
