A controversial proposal to build a 157-acre “cross-dock” truck terminal facility at Camelback Road and 152nd Avenue in Litchfield Park will go before the Maricopa County Planning and Zoning Commission when it meets in virtual regular session at 9:30 a.m. Thursday, May 14.

The developer, KW Projects, is seeking a Military Compatibility Permit to build the facility on what is now Falcon Golf Course, 15152 W. Camelback Road, #5600, adjacent to Luke Air Force Base.

The facility would include commercial, industrial and office space, and could generate as many as 6,000 truck trips a day. Activities on the site would include shipment transfers between semitrailers, as well as local pickup and delivery operations, according to an agenda packet.

Once fully built, the facility would employ more than 1,100 workers in four shifts, with arrivals and departures around the clock, according to the proposal submission.

Proposed buildings include an approximately 194,685-square-foot overhead door service center a 3,550-square-foot break room and 3,550-square-foot dispatch pod; 34,336-square-foot maintenance shop; 13,852-square-foot office; 2,757-square-foot fueling station/lube shed and 100-square-foot guard house.

The cities of Litchfield Park and Goodyear wrote to the county requesting denial of the project based on traffic impacts to the area and residents’ quality of life. Luke AFB officials wrote that the facility would not impact flight operations, but increased traffic would negatively impact response times to issues on base, and would affect service members’ access to and from work stations on base. Nearly 200 residents in the area also wrote letters of opposition to the project.

County staff recommended approval, with conditions that would require the applicant to be responsible for road improvements along Camelback Road and to adhere to a maximum building height of 60 feet and light pole height of 110 feet, among other things.
