Goodyear Planning & Zoning commissioners are scheduled consider requests by Christopher Todd Communities, Starbucks and Aldi, as well as zoning text amendments when they meet in virtual session at 6 p.m. Wednesday, July 1.
Development Services Director Christopher Baker also will present Development Services’ yearly activity comparison. July 1 is the start of the 2021 fiscal year.
The meeting will kick off with a public hearing on a request to rezone approximately 27 acres of property to the south of the Christopher Todd Communities at Canyon Trails Planned Area Development currently subject to the Canyon Trails PAD II and include it within the Hancock Communities at Canyon Trails PAD. The request also seeks to incorporate additional design guidelines for the property near Van Buren Street, 173rd Avenue and Cotton Lane.
The rezoning would facilitate multi-family development on the subject property, designating a total of approximately 46 acres as multi-family residential, specifically single family rentals, according to a staff report.

If the use permits are approved, both projects will be subject to site plan approval, according to staff reports.
Also on the agenda are public hearings on proposed zoning ordinance text amendments regarding projections into front yard setbacks in older neighborhoods, fence/wall requirements, addition of a new multi-family zoning district, residential vehicular access and addition of parking design standards for multi-story parking structions like those proposed for the city’s Civic Center Project.
At the end of the meeting, Mr. Baker will present the commission information on the number of annual inspections conducted in 2019, 2019 and 2020; single-family permits issued between 2016 and 2020; the amount of industrial square footage approved between 2017 and 2020 and other planning-related activity in Goodyear.
