Industrial development agreements on Buckeye Council agenda

BUCKEYE — Two items related to expected upcoming development are on the Buckeye City Council’s agenda for Tuesday’s meeting.

Infrastructure agreements with two developers are on the agenda for the regular meeting.

Tuesday’s regular meeting is set for 6 p.m. An informational workshop is set for 3:30 p.m.

U.S. Capital Development LLC is the owner of approximately 179 acres at the northwest corner of Perryville and McDowell road and plans to construct a new industrial park. The park will ultimately develop 2.7 million square feet, or about 62 acres, of space.

A staff report says the project will be called the “Paloma Vista Logistics Center.” The owner will be required to construct about 8,200 feet of new sewer line, drainage facilities and more, totaling about $9.7 million in improvements.

Construction must begin no later than July 30, 2022, and be completed no later than Sept. 30, 2023.

“The industrial lands in this area are in high demand, and it is likely that this action will help to ultimately facilitate up to 5,000 new jobs in this area,” the report states.

Buckeye I-10 Logistics LLC is the owner of approximately 290 acres along the northeast and southeast corners of I-10 and the Dean Road interchange. Commonly referred to as the “Verrado Commerce Center,” the area is where the developer plans to construct a new speculative industrial building.

The 640,000-square-foot building is to be built at the corner of Van Buren Street and 215th Avenue.

The owner is asked to invest almost $1 million in road improvements on Van Buren and 215th and regional drainage and utility improvements, to be completed by August 2023.

Also on Tuesday night’s agenda are a possible memo of understanding with the White Tank Mountains Conservancy.

There also is a lengthy consent agenda, highlighted by the awarding of a contract for improvements to the intersection of Miller and Broadway roads. AJP Electric Inc., of Phoenix, easily had the low bid for the project, at about $2.9 million.

The Miller-Broadway project includes a traffic signal and dual pedestrian ramps.

The 3:30 p.m. workshop will include a presentation and discussion about the city’s GIS infrastructure. There will also be a presentation from consultant National Demographics Corporation, which the fast-growing city has hired to provide redistricting services for six districts.
