Buckeye P&Z to look at 270-unit subdivision

Tuesday’s Buckeye Planning and Zoning Commission meeting is scheduled to have the first application action item the board has seen since late November.

A preliminary plat for the Montana Vista 270 single-family unit residential subdivision is the lone project on the board’s agenda for Tuesday’s meeting, set for 5:30 p.m. in the Council Chambers, 530 E. Monroe Ave. in downtown Buckeye.

Natalie Maikoski, a planner with Mesa-based EPS Group Inc., and James Alexander, vice president of land acquisitions and development of Atlanta-based Beazer Homes, are developing a lot on the northeast corner of Apache and Roeser roads for landowner MV Holding Co.

The 71-acre lot will have a unit density of about 3.8 duplex units per acre. The site is located just west of Marionneaux Elementary School, just east of the Crystal Vista neighborhood, half a mile south of Broadway Road and about four miles northeast of downtown Buckeye.

There is active farmland to the immediate north and active farmland and rural residential property to the direct east.

About 19% of the property is planned for open space, in addition to a 5.78-acre active recreation area. There is also a retaining pond in the plat.

The recreation area, according to a staff report, is set to include multiuse paths, decomposed granite trails and seating nodes throughout the development. There also will be a community park.

The acreage was rezoned from rural residential to planned residential shortly before Buckeye annexed it in 2002. “Planned residential” is now considered to be an obsolete designation by the city.

The Montana Vista plan has been discussed for many years. A staff report shows action on the Montana Vista Final Plat was tabled at a June 2006 meeting.

City staff recommends for the board to approve the plat, with a list of conditions.

Also on the agenda for Tuesday’s meeting are the election of a new chairperson and vice chairperson and possible adoption of local amendments from the 2018 International Fire Code.
