Queen Creek Planning and Zoning Commission meets Jan. 8

A public hearing on a conditional use permit and rezoning for QC Self Storage, for development of a self-storage facility on 9.11 acres at the southwest corner of Germann Road and 196th Street, is to be held Wednesday.

The Queen Creek Planning and Zoning Commission meets at 6 p.m. for a meeting and work session Jan. 8 in the Community Chambers, 20727 E. Civic Parkway.

The applicant, RKAA Architects Inc., proposes to rezone to allow for the development of a climate controlled self-storage facility that will be approximately 20,915 square feet, Kyle Barichello, senior planner, said in a memo to the commission.

“Two self-storage exterior roll-up door buildings that will be approximately 21,300 square feet. One new RV garage building that will be approximately 12,579 square feet and four new RV canopies are proposed at a total of approximately 99,600 square feet,” he said.

Two deviations to the Zoning Ordinance --- both supported by planning staff --- are requested by the applicant. They are, to reduce the required landscape buffer setback from 40 feet to 15 feet; and to reduce the rear and side landscape buffer setback requirement from 40 feet to zero feet, Mr. Barichello said.
In other business, the commission is to discuss:

  • The residential design review for Richmond American Homes at Gateway Quarter Parcel 5, at the southeast corner of Ellsworth and Germann roads. Richmond American Homes is requesting approval of five new standard plans with three elevations each to be constructed on 75 lots at Parcel 5 of the Gateway Quarter subdivision. The proposed plans consist of 50-foot-, 55-foot- and 60-foot-wide product on 70-foot by 125-foot lots. Floor plans range in size from approximately 2,517 square feet to 2,844 square feet, Steven Ester, planner I, said in a memo to the commission. “Each plan offers a minimum of three elevation styles that incorporate four-sided architectural treatments including but not limited to varying roof lines, stucco finishes, multiple paint schemes, trimmed windows, window shutters, wrought iron, decorative bracketry, panel siding, vents and stone veneer. All five plans are single-story. The proposed home designs complement surrounding neighborhoods both in character and in quality,” he said.
  • A planned area development for Madera West Estates, for a 219-lot future residential development at the southwest corner of Queen Creek Road and 220th. The subdivision is proposed to include a combination of lot sizes ranging from 7,500 square feet to 12,000 square feet, Mr. Barichello said in a memo to the commission.
