Construction begins on apartment complex in Gilbert

McShane Construction Co. has have been selected by Leon Capital Group to constructSoltra at SanTan Village, a luxury multi-family development in Gilbert.
The project is on a 14.24-acre lot on the southwest corner of Ray Road and Santan Village Parkway. Completion is slated for September 2021, according to a release.
“The population of Gilbert has grown by more than 10,000 in the past two years,” Jim Kurtzman, senior vice president of McShane, said in the release. “The town is now home to over 265,000 people and is expected to expand to over 300,000 by 2030. With growth this significant comes a great need for new housing, so Soltra will be a valuable addition to the town.”
McShane partnered with Leon Capital Group early on in the project before the schematic design process began. This enabled Leon to elect a design-assist approach for the project where they engaged McShane and architect Todd & Associates concurrently. This approach helped to keep project costs aligned as the design process evolved, the release states.
Due to their early involvement, McShane was also able to implement pre-construction services. This included evaluating the most efficient MEP systems and determining cost-effective solutions for the building envelope, the release states.
The three- and four-story, 380-unit complexwill incorporatewood frame construction with a stucco and stone exterior. Units will be available in one-, two- and three-bedroom configurations and will feature a mix of luxury vinyl tile and carpet, granite countertops and stainless-steel appliances.
Interior amenities will include a clubhouse, fitness center and leasing office. The property will also offer an outdoor pool, spa and cabana; a dog park; and garages and carports for residents.
The residences will offer tenants easy access to numerous schools,parks, restaurants, retail stores and other businesses in the area. The site is also less than 15 minutes from Phoenix-Mesa Gateway Airport and 35 minutes from downtown Phoenix.
McShane is completing all site work for Soltra, including underground site utilities and underground storm retention.
