4 tall signs approved for businesses on Hunt Highway in Pinal County

Monument signs are to be installed at businesses on Hunt Highway --- two at Thompson Road and two at Golf Drive --- in the San Tan Valley area.

They are part of comprehensive sign packages recently approved by the Pinal County Board of Supervisors for a Circle K, Brakes Plus and Super Star Express Car Wash.

Circle K

Two 12-foot-tall Circle K monument signs are to be constructed along Hunt Highway and Thompson Road, one with an area of 100 square feet and the other at 78 square feet, according to a request from San Tan Gateway Shops ll LLC/Sandstorm Signs.

“(T)he new Circle K signs exceed the previously approved Circle K signs by 4 feet in height and 28 square feet in area on the sign along Thompson Road and by 4 feet in height and 50 square feet on the sign along Hunt Highway,” Case Coordinator Evan Evangelopoulos said in a memo to the supervisors. “The difference in size is due to the fact the new signs include tenant information from the San Tan Gateway Shops property.”

He described a monument sign as a freestanding sign for a commercial, industrial or office sites that display the names of tenants on the site as well as the complex name.

The master sign program for San Tan Gateway includes the following, according to a document from Fernando Guerrero of Sandstorm Signs:

  • All signs located in San Tan Gateway must comply with the Pinal County sign ordinance.
  • All signage is subject to county approval. No signs, advertisements, notices or other lettering shall be exhibited, painted or affixed on any part of a sign except lettering, and/or graphics that have received prior written approval from the landlord and allowable by county code.
  • Signs are intended for the purpose of identifying the name of the business occupying the site/premises. These signs shall not be used for advertising of the project, service or job openings.

Prohibited signs, according to the master sign program document from Mr. Guerrero, include:

  • No signs shall be painted on the surface of any building or structure.
  • No signs shall be placed or located on the roof or above the parapet of any building. All signs must be installed within designated sign band areas.
  • No animated, flashing, blinking, audible, placard, poster, playbill, posting, painting, change-panel, fixed balloon, strobe or rotating lights, moving or rotating signs are permitted.
  • No signs shall be placed on or attached to any vehicle except for a sign painted directly on the surface of the vehicle and meeting all applicable government requirements. The primary use of such vehicle shall be in connection with the operation of a business on a parcel and not advertising or identifying the business premises.
  • Signs shall not be mounted directly to a raceway.
  • No exposed tubing, conduit or raceways will be permitted. All power supplies, transformers or other equipment shall be concealed.
  • No posters, neon, banners or any type of sign are allowed to be displayed or visible within the window area of each suite without the landlord’s express approval and compliance with the Pinal County sign code.

Brakes Plus

Two monument signs are planned south of the southwest corner of Golf Drive and Hunt Highway, according to a request by Signs Plus.

“This is a comprehensive sign package to allow two 12 feet and 11-feet-2.75-inches in height --- 59.5 square feet and 60 square feet --- monument signs; wall signage to be set at one square foot per each linear foot of frontage with 25% more sign area than allowed per the code,” Case Coordinator Sangeeta Deokar said in a memo to the supervisors. “The total signage area proposed for monuments is 119.50 square feet and wall sign is 325.1 square feet.”

The signs are for Brakes Plus and Super Star Express Car Wash, according to a comprehensive sign program document from Gary Johnson of Signs Plus.

Freestanding signs are “excerpts” of architectural components of the building theme and materials, according to the document.

“Instead of mini buildings, the freestanding monuments become statements in the environment. Architectural and textured walls create simple expression for the project identification. Accent elements and materials are used for tenant identification areas for both retail. Each combination of wall and accent is integrated into the site with simple, yet formal landscaped areas and lighting features,” it states.

The following signs are prohibited, according to the comprehensive sign program document from Mr. Johnson:

  • No signs, advertisements, notices or other lettering shall be displayed, exhibited, inscribed, painted or affixed on any part of the buildings visible from outside the premises, except as specifically approved by the association.
  • Rude, obscene, offensive, animated, ashing, blinking, rotating, moving or audible signs.
  • Placards, posters, playbills, postings, paintings, flags, signs in public right-of-way and fixed balloons are not permitted in any location --- whether or not visible from outside the premises.
  • Change-panel signs are prohibited.
  • “A” frames and portable signs.
  • Signs that are installed without written approval from the landlord --- or that are inconsistent with approved drawings --- may be subject to removal and re-installation by the developer at the owner’s/occupant’s expense.
  • Painted or hand-lettered signs on storefronts.
  • Flashing, moving or audible signs.
  • Luminous vacuum-formed type-plastic letters
  • Inflatable signs or graphic devices
  • Freestanding attraction boards, posters or other permanent advertising devices.
  • Paper, cardboard or Styrofoam signs.
  • Signs with exposed neon tubing or raceways.
