Empire Group hosts ribbon cutting at new build-to-rent community in Peoria

Scottsdale-based Empire Group hosted a ribbon cutting to officially unveil Village at Pioneer Park, a luxury build-to-rent community in Peoria, Oct. 19.

Executives at Empire Group were joined by Peoria Mayor Cathy Carlat and Mayor Pro Tem Vicki Hunt, along with other local officials.

Village at Pioneer Park, 8405 W. Olive Ave., is a gated community that spans more than 30 acres and features 332 one-, two- and three-bedroom single-story homes ranging from 670 square feet to 1,282 square feet. Each home includes a fully equipped kitchen and laundry, dining area, private landscaped backyard, doggy door, smart home technology and two parking spaces, along with access to resort-style amenities, according to a news release.


The community is actively leasing homes and is about 40% occupied.

Peoria has seen explosive growth of the build-to-rent model in recent years.

In 2019, the first project in Peoria opened at the southeast corner of 83rd and Olive avenues. A total of at least nine projects have been either been built, are under construction or in review with the planning and zoning department. One project is in Maricopa County near the city, and all are either located on Olive Avenue or in the northern part of the city.

At least 800 units have been built so far, with as many as  1,800 units in the pipeline.
