Town Council hears proposal for slight shift in Five Star lot lines

A Five Star property on Lincoln Drive may be going through changes.

The Paradise Valley Town Council heard a brief presentation regarding a lot line adjustment for a Five Star property at 7000 E. Lincoln Drive. While the council did not take action on the item at its Dec. 5 meeting, it will make a final decision at its Jan. 9 meeting.

Town Planner George Burton gave the brief presentation, saying the modification was non-administrative and requires Town Council approval.

With the shift, three lots saw changes. One of the lots grew while one shrank slightly and another stayed the same size. Mr. Burton said the changes are compliant with the site’s special-use permit.

The lots are all above 12,000 square feet and there are no plans for changes in setback, height or lot coverage requirements.
Heidi Tilson of CVL Consultants said the purpose of the shift is to make the growing lot “more desirable,” according to a narrative she submitted to the town.

The property is part of the larger The Palmeraie project, which includes the Ritz-Carlton, Paradise Valley; The Palmeraie Shopping, Dining & Office District; and Fendi Private Residences.

The Palmeraie will be a master-planned community spanning 122 acres. It will include shopping, hotel, dining, event space and housing --- both villas and town homes.
