A new plan is in the works for homes in the Peoria area at the northeast corner of the 115th Avenue and Williams Drive alignments.
The Maricopa County Technical Advisory Committee is holding a meeting to discuss the plan for the proposed development named Rose Estates, Aug. 2.
Applicant Aroundtown Developers is requesting approval of final plat plans for Rose Estates, a residential community proposed to have 601 lots on about 160 acres on a Maricopa County island.
The property is divided into five parcels. Parcels 1, 2, and 5 are made up of lots with typical lot size of 5,175 square feet, while Parcels 3 and 4 are mainly larger lots with typical lot area of 6,000 square feet.
Rose Estates is zoned R1-6 RUPD, which was approved by the Maricopa Board of Supervisors Sept. 16, 2020.
Rose Estates represents a lifestyle choice, presenting future residents with a unique living experience which incorporates the best elements of residential single-family living with spacious outdoor living areas, according to a narrative report. The combination of these elements creates a desirable residential option with upscale features, the report stated.
The site will provide recreational opportunities and connectivity for residents through the integration of internal and external open spaces including playgrounds, tot lot, ramadas, barbecue grills, benches, and other site amenities, the report stated.
Open space will account for 13% of the gross area.
The developer said Rose Estates is a unique housing type that will help to promote the goal of providing a broad range of housing types which support future retail and commercial services.
