In its Thursday night meeting, Glendale’s Planning and Zoning Commission is considering allowing an apartment complex and small retail center near the Glendale Airport and a Greulich’s Automotive auto repair facility in north Glendale. It will also consider whether to greenlight the next phase of StoneHaven, the largest housing development under construction in Glendale.

Apartments and retail center

The commission is considering a general plan change and rezone that would allow for an apartment complex and small retail center on a 10-acre site at the southwest corner of 107th and Northern avenues. The land is currently county land but is in the process of being annexed into Glendale.

The site plans are split into three sections, one for a 91-unit apartment complex of both one- and two-story units, one for a gas station with a convenience store and automated car wash, and one for a fast food restaurant.

The proposed general plan change seeks to allow for commercial use and for a denser residential use than is currently allowed. The apartment complex would be 14.5 units per acre. It is currently designated for 3.5-5 units per acre under the general plan. The rezone request would change the site’s zoning from Planned Shopping Center to a Planned Area Development to allow for the mix of residential and commercial use.

Greulich's Automotive

The commission is also considering granting a conditional use permit to allow for an auto repair shop in the developing shopping center at the northwest corner of 51st Avenue and Bell Road called 51 Campana.

Greulich's Automotive is planning its 12th Valley location and second in the West Valley. The proposed site for the shop is between the existing Krispy Kreme and Del Taco. Also in the 51 Campana site is a Burger King and a Dignity Health Emergency Room, which has yet to open. There are six undeveloped lots in the center besides the proposed Greulich's Automotive site.

Another auto repair facility, Service First, is being considered as one of the tenants on a vacant eight-acre lot immediately to the southwest of the 51 Campana center, across Bell Road.

StoneHaven

Lastly, the commission will consider the preliminary plat for StoneHaven Parcel 12, which will include 112 homes on a 21.9-acre site. StoneHaven, southeast of 91st Avenue and Cardinals Way, in total will include 1,392 homes on 113 acres.
