Glendale Planning Commission considers rezone for warehouse near Loop 303 in Wednesday meeting

In its Wednesday meeting, the Glendale Planning Commission will consider a rezone application to make way for a 1.25-million-square-foot industrial warehouse near Loop 303.

The public meeting starts at 6 p.m. in the City Council Chambers at City Hall, 5850 W. Glendale Ave. The meeting can be viewed live on Channel 11 or streamed live or later here.

The property up for rezone, called Bethany 303, is a 76-acre parcel at the southeast corner of Sarival and Maryland avenues. It is county land that is in the annexation process. The site is immediately northeast of Luke Air Force Base and east of other industrial projects under planning or construction.

The property is currently zoned for rural use, which allows one home per acre. The zoning application would create a planned area development allowing for  industrial use on the site. A user has not yet been identified for the planned warehouses.

The conceptual site plan illustrates a flexible plan with between approximately 1,115,000 and 1,250,000 square feet of building space in either two or four separate buildings depending on the user.  The final building square footages and configurations will not be final until an end user is defined. The proposed zoning allows for building heights up to 80 feet with mechanisms on the rooftop allowed to reach 100 feet, as long as they are at least 20 feet from the building's edge.

Glendale planning staff recommends approval of the rezone if the property owner also completes some minor road improvements in the area with the project.
